We are very excited now that all 28 roofs have been replaced over the last few years and that all the roofs match each other perfectly giving the apartment complex perfect symmetry. Now all 28 structures at the apartment complex have roofs under two years old.

Then the 20 foot by 40 foot Semi Olympic Size Pool has been completely re-surfaced. 20-30 people used the pool the first weekend after upgrades. Please note in the pictures below the new tile installed in and around the pool area along with the new shine coming from the bottom of the pool after resurfacing the interior.

Of course, with rehab of the physical structures, we have rehab of the tenant base. A few problem tenants have been evicted and better clientele have replaced them.

Along with our newly re-finished pool, new roofs, and the excellent Real Estate market North Carolina is enjoying, these will continue to be great selling points to any potential purchaser of the property or any financier that reviews the apartment complex for potential underwriting in the future.

We are operating near 97% occupancy. We are excited about the rental operations and the the possible condo conversion opportunity that will present itself a few years down the road. For now, we are comfortable we purchased correctly and are running a "tight ship" to maximize cash flows in the near term. Maximizing our cash flows and capital investments is always at the forefront of our business decisions.

"We are Happiest when our Tenants are Happy". This is our first foundation after accomplishing acquistions that make sound financial sense to our investors. The acquisitions must have high potential to yield high capital Returns on Investment to the investors.
