The property was purchased including closing costs for under $8,450,000.

Within two months we were under contract to sell the apartment complex for $12,800,000 with a NET SALE price after real estate commissions of near $12,250,000. The buyers even gave us near our entire capital investment back to us only 90 days after closing in order to sign the deal up. $1,600,000 investment has yielded near $3,800,000 in profit in about 15 months for a near 250-275% return on investment in 1.25 years.

We have chosen to sell the apartment complex to condominium converters and move on with our profits to pursue other apartment complexes in Charlotte, North Carolina and in Atlanta, Georgia that yield better cash flow positions from rental operations.
