We like to find, purchase and upgrade underperforming Properties by increasing financial performance and bettering physical appearance.

Increasing rents and bringing in a better rental clientele eventually leads to better Capitalization Rates which enables us later to sell the Properties at substantial profits or re-approach our lenders for a re-finance that will cash out all or most of our initial investments.

At the same time, the renters and the properties continue to be micro managed in order that the mortgages can go on paying themselves off while we investigate new and better opportunities. Of course, we like close proximity for future acquisitions in order to maximize Economies of Scale with respect to management, but ultimately, the financial performance and potential upside and Captial Return on Investment will dominate with decisions regarding our capital placement.



Intense Wood Work That Is Being Completed

The photos below exhibit an extensive rehab project being accomplished in the first 6 months post closing in order to finalize the reimbursement of a $350,000 repair escrow holdback our lender required at closing. Our bank inspectors are coming out next week for first inspections on first half of project in order to release the first 50% or first $175,000 of our escrow holdback. The remaining $175,000 will be used to upgrade the 2nd side of the apartment complex where wood work has intensely already been underway.
